Done badly, it leaks into the floor structure for years and quietly rots the joists below. We strip bathrooms back to the structure, deal with the substrate, drainage and waterproofing properly, and then build back up with the suite, tiling, vanity and lighting you actually want. What is involved in premium bathrooms
The single biggest cause of bathroom failure is skipped or skimped tanking. Tiles and grout are not waterproof on their own — they are decorative finishes over a waterproof membrane, and if the membrane is missing or poorly lapped, water tracks through to the timber underneath and the substrate slowly fails. We tank every wet area properly, to BS 5385, before the first tile goes on. It is invisible work that you will never see again, and it is the work that decides whether the bathroom is still working perfectly in fifteen years or has caused expensive secondary damage. Drainage is the other detail that gets cut: an extra hour spent getting falls right at the strip-out stage is repaid every day for the life of the bathroom.
Bathroom renovations do not typically require planning permission. Electrical work in bathrooms is notifiable under Part P and is certified by a registered electrician on completion. The on-site duration depends on scope — we'll give you a realistic timeline as part of your written quote.

- Full strip-out of existing suite, tiles and any moisture-damaged sub-floor
- Replacement of structural floor boarding where required
- Drainage repositioning to suit the new layout, with correct falls
- Tanking membrane to all wet-area walls and shower floor (BS 5385)
- Large-format or feature wall tiling, with herringbone or feature inlays
- Freestanding bath, walk-in shower with thermostatic valve, rainfall head
- Bespoke or supplier-fit vanity unit with inset basin
- IP-rated downlighters, heated towel rail, backlit mirror — all in correct zones
- Underfloor heating laid on insulation board where specified
